Welcome to Skyline Housing. These Terms & Conditions (“Terms”) govern your access to and use of our services, including bookings and reservations made through Skyline Housing. By accessing or using our services, you agree to comply with and be bound by these Terms. If you do not agree with these Terms, please do not use our services.

I. Your Acceptance of These Terms

By using Skyline Housing services, you certify that:

  1. You are authorized to book hotels through the invite link or company code provided at the time of sign-up.
  2. You are at least 18 years of age.
  3. You possess the legal authority to create a binding legal obligation.
  4. You will use the site in accordance with these Terms.
  5. You will only use the site to make legitimate reservations for yourself or another person for whom you are legally authorized to act.
  6. You will inform such other persons about these Terms that apply to the reservations you have made on their behalf, including all rules and restrictions.
  7. All information supplied by you on the site is true, accurate, current, and complete.
  8. You will safeguard your account information and will supervise and be responsible for any use of your account by anyone other than you.

II. Booking and Rates

Group Block Rates:

  • 1-5 Rooms: Balance due 7 days prior to check-in date.
  • 6-9 Rooms: Balance due 15 days prior to check-in date.
  • 30+ Rooms: Balance due 30+ days prior to check-in date.

Rate Guarantee:

  • We offer a lowest rate guarantee. If you find a lower rate, we will match it and provide a discount of 5% or more if applicable.
  • Submit a recent invoice from recognized competitors (e.g., Expedia, Booking.com) showing a lower rate for the same hotel and room type.
  • If we offer a better rate and you still insist on canceling, a 25% service fee may be applied if the booking was held for more than a week to cover service fees and manage bed bank cancellation ratios.

Payment Terms:

  • Payments may not be necessary within 7 days of booking, and a credit card may not be required initially. However, bookings without a credit card may be auto-canceled and the price will not be guaranteed if no card is provided.
  • We send reminders prior to deposit/balance collections. If no delay is requested, we proceed with collections per the authorization given and the terms & conditions agreed to in the contract.

III. Cancellation and Flexibility

Cancellation Policy:

  • Cancellations must be communicated by email prior to check-in. Skyline Housing is not responsible for no-shows due to flight delays or any other reason if not communicated. Each night of delay needs its own notification, and some hotels may not honor more than a few hours of late check-in.
  • All changes must be communicated through Skyline Housing. We are not responsible for any difficulties arising from modifications communicated directly to the hotel or any other party related to the booking made through us.

Flexibility:

  • Skyline Housing is a flexible party and we understand that plans may change. We will make every effort possible with hotels and bed banks to accommodate your requests. However, this is subject to their communication and consent as we are not the hotel or direct provider.

IV. User Obligations

User Certification:

  • Users must be at least 18 years old and possess the legal authority to create a binding legal obligation.
  • Users must use the site for legitimate reservations and safeguard their account information.

Site Use:

  • Use of the site is governed by all applicable laws and regulations.
  • Users must ensure all information supplied is true, accurate, current, and complete.

V. Amendments and Liability

Amendments:

  • Skyline Housing reserves the right to amend or cancel these Terms at any time with notice. Any changes will be communicated promptly.

Liability:

  • Our liability is limited to the amount paid for your booking. We are not responsible for additional costs or losses incurred.

VI. Dispute Resolution

Dispute Resolution:

  • Any disputes arising from these Terms or the use of our services shall not be refunded immediately. Disputes will be raised by our finance lawyer firm and will not be credited in case of fees paid and contracts signed.

Governing Law:

  • These Terms are governed by the laws of the State of Michigan, United States.

Dispute Resolution Process:

  • Any disputes shall be resolved through binding arbitration in [Insert City, State]. The decision of the arbitration will be final and binding.

VII. Termination and Enforcement

Termination:

  • We reserve the right to terminate your access to our services without notice if you violate any of these Terms.

Enforcement:

  • Any unauthorized sharing of account information may result in suspension or termination of access to our services.
